The design phase runs 8–12 weeks, followed by documentation and approvals (4–8 weeks), with construction averaging 6–10 months. We provide a detailed milestone schedule during the proposal stage and update it weekly.
Every project begins with an honest budget conversation. We provide a detailed cost breakdown at design completion, with trade-specific pricing and a 10% contingency. Our portal gives you real-time visibility into spend, commitments, and remaining allowance — no surprises, ever.
Both. Roughly 70% of our work involves existing structures — from listed heritage buildings to contemporary apartments. We have extensive experience working with conservation officers, listed building consent, and the particular craft required to honour original architecture while introducing modern function.
Absolutely. Heirlooms and existing pieces often carry the most meaning. We'll assess each item during the design phase — some may be reupholstered or refinished, others repurposed, and some may simply find their perfect place. Your story should live in the room.
